Thayer Acquires Three Marriott-branded Hotels at Miami Airport |

Thayer Lodging Group today announced that it has acquired a complex of
three Marriott-branded hotels at Miami International Airport from Marriott International,
Inc. (NYSE: MAR) for $57.5 million. Thayer said it plans to invest an additional $65 million
to totally makeover the complex. The renovation/construction will take place in phases, with
a final completion date planned for early 2009 to coincide with completion of a major expansion
of the airport and regional transportation hub. Marriott will continue to manage the hotels
and oversee all construction and renovation projects......

$10 million Renovation at the Wyndham Miami Airport Hotel Includes 16,000 Sq Ft Executive Meeting Center - First Purpose-built, Full-service, IACC-approved Facility in South Florida
Miami, FL - 1 March 2006 - Selim Soliman, general manager at Wyndham Miami Airport Hotel & Executive Meeting Center has announced the completion of the first phase of an extensive development and construction project of the Executive Meeting Center at the 405-guest room property.
The 16,000 square feet Executive Meeting Center was recently approved by the International Association of Conference Centers (IACC) and is the first purpose-built, full-service, IACC-approved facility in all of South Florida.
The project includes the complete remodel of the 4,032 square -foot Pan Am ballroom as well as the redesign of the 15 existing meeting rooms with the creation of two additional distraction-free, dedicated meeting rooms to meet IACC's stringent Universal Criteria. The project also includes developing three purpose-designed continuous refreshment break areas, two telecommunication/conference rooms, and a full-service, professionally staffed Business Center conveniently located near the meeting rooms. The Business Center comes fully equipped with 12 computer stations, fax machines, photocopiers and color laser printers. Another addition is the Meeting Planner's office which allows on-site planners the freedom of addressing impromptu meetings in a private and productive environment. The entire executive meeting center features wireless high-speed Internet access.
The development of the Executive Meeting Center was the first phase of a $10 million re-modernization project at the Wyndham Miami Airport Hotel and introduces meeting facilities unlike any other in the Miami area. Designed and built to IACC standards, the EMC includes a distraction-free environment dedicated to productive meetings including ergonomically designed conference chairs, hard-surface, non-glare table tops, tackable wall surfaces, and built-in, state-of-the-art conference technology including touch screen controls fo all the built-in audio/visual equipment. The convenient and fully staffed Business Center provides support services throughout the course of the meeting.
The renovation project also included the property's public areas, the new Rickenbacker Restaurant with capacity for 156 guests, the Vin Fiz Lounge and a 2,600 square-foot fitness center with state-of-the-art equipment featuring everything from cardio equipment to free weights.
The next phase of the project will include a complete refurbishment of all 405 guest rooms and suites. The unique element, that will flow seamlessly from lobby to guestrooms, revolves around the aviation theme. This full, soft and hard goods refurbishment will mark the beginning of a new era at the Wyndham Miami Airport and EMC with all guest rooms featuring WIFI capabilities as well as the latest flat-screen TVs, CD player/alarm clock, and a decor that stays true to the Miami location. Completion is slated for August 1.
The property's convenient location at Miami International Airport, and its proximity to the International Links at Melreese 18-hole golf course, inspired owners Thayer Lodging Group to incorporate an Art Deco theme with subtle artistic design reference to the aviation elements carried out throughout the facility. A new 3,000 square-foot outdoor terrace next to the Rickenbacker Restaurant allows for riverside dining as well as private functions. The new lobby will feature high-tech wireless traveler conveniences such as flat-screen panels to provide real-time virtual flight arrival and departure information from Miami International Airport as well as a cutting-edge airline check-in kiosk that can provide printed boarding passes before leaving the property.
